Booking Terms & Conditions for The Ink House Ibiza

Ink House Ibiza Booking Terms and Conditions are subject to change without notice. This document goes hand in hand with the House Rules.

1) General

The contract is between you, The Client (the person who is renting the Villa), and The Owner.

2) Formation of the contract

Before making a booking, please contact The Owner to make sure the Villa is available for the dates required. You must send The Owner a completed booking form and payment of a non-refundable deposit of 50% of the property rental, within 3 days of confirming the booking. A binding contract between the person who has signed the Booking Form and The Owner will be made when The Owner issues a confirmation notice. You are then responsible for the payment of the price of the full rental and the compliance of the members of your party with the following conditions.

Bookings cannot be accepted from persons under 18 years of age at the time of booking. The Owner reserves the right to refuse a booking without giving a reason.

3) Payment

The balance must be paid no later than 10 weeks before arrival. Failure to pay the balance on time will constitute immediate cancellation and cancellation charges will become payable in accordance with paragraphs 6 and 7 below.

If a booking is made within 10 weeks of the arrival date, the full balance of the rental is payable at the time of booking.

Receipt and banking of any deposit do not constitute acceptance of any booking. A binding contract is made when The Owner issues the confirmation notice.

4) The Price

Pricing for The Ink House is in pounds sterling and the rental period is 4-night minimum (5 over a Bank Holiday) unless otherwise stated. The price does NOT include any locally levied taxes such as Tourist Tax or ECO tax that can be imposed at any point by the Ibizan authorities. This tax can range in price, per person per night and is collected on the island either at the airport or by The Owner.

The Ink House Ibiza is rented furnished and equipped. The price includes a standard use of air-conditioning, any unnecessary overuse will be chargeable.

The rental price does not include cleaning. A £350 cleaning charge is added to the rental price that covers the full clean at the end of the rental period. Should additional cleaning be required within the rental period, this will be arranged at the discretion of The Owner, payable directly to the cleaning company.

5) Alterations or Cancellations by The Owner

In the unlikely event, it is necessary for The Owner to make any alteration or cancel your villa rental, you will be informed immediately to discuss a resolution.

6) Cancellation by You

Any cancellation by you for whatever reason must be emailed to No other form of communication will be accepted.

The effective date of cancellation is the date on which we receive written cancellation.

Cancellation Policy: All bookings are non-refundable and non-changeable.

A comprehensive travel insurance policy is a condition of this contract (see section 24 below) and should cover possible cancellation costs for your stay. If you choose not to purchase insurance, then you accept responsibility for any losses that you may incur.

7) Amendments by you

Upon receipt of your booking confirmation notice, please check the details to make sure they are correct. For any amendments not at the fault of The Owner, we reserve the right to charge £30 per change.

8) Covid 19

In the event of another outbreak of Covid or imposition of any government restrictions which prevent you from travelling to Spain or prevent The Owner from providing the service required, we need to make the following points clear:

If you have paid a deposit to secure The Ink House, or paid your final balance 10 weeks prior to arrival, please note that the deposit and/or the balance are NOT refundable under any circumstances.

  1. The Owner will move your reservation to an alternative date in the same summer, if or when government restrictions are lifted, with no admin charges. The difference in rate will be chargeable.
  2. If you wish to move your reservation to the following year, the management company will move your reservation, with no admin charges. The difference in rate for alternative dates will be chargeable.
  3. If your reservation is during a period where government restrictions prevent you from travelling to Ibiza, the move will be made free of charge.
  4. If there are no government restrictions in place and you wish to move your reservation to an alternative date or the following year, The Owner will transfer your booking but will ask for 100% of the balance to secure the reservation.
  5. The Owner will attempt to move you, the client, to the same dates as the original booking if requested. If this is not possible, The Owner will find a similar alternative in the same price band. No refunds will be offered.
  6. If you, the client, wish to move your booking, this must be communicated to The Owner by email or in writing up to and including 14 days before your arrival. Clients who communicate they want to move within 14 days of arrival may not be able to move their booking and no alternatives will be offered.
  7. If your group reduces in size, the price of your villa rental remains the same. To be clear – The Owner rents the whole of The Ink House and does not base the rent on the size of the group.

9) Villa Representation

While all the photographs you see and descriptions you read are fundamentally correct, we cannot accept responsibility if minor errors or differences in the photographs illustrations/text used and the actual property arise.

The Owner reserves the right to make modifications to the property specification that are considered necessary in the light of operating requirements. In the interest of continuous improvements, The Owner reserves the right to alter furniture, fittings, amenities, facilities, or any activities, either advertised or previously available, without prior notice.

If important or integral changes occur after your booking has been made we will advise you if there is time before your departure. Material and minor aesthetic changes will not be communicated.

10) Number of People using the Villa

The number of people staying at the property must not exceed the number of sleeping places indicated in the advertised material (16), except in the case of infants under two years of ages or written consent from The Owner. The Owner reserves the right to revoke the booking at their sole discretion should they discover more people in the villa than the number of sleeping places. The owner reserves the right to cancel the booking and evict the group immediately or apply a surcharge payable immediately.

Passport copies of all guests of The Ink House must be provided digitally 10 days prior to arrival. Individuals not on the reservation will not be permitted access.

11) Access

The Owner or his/her representative/s shall be allowed free access to the Villa, at any reasonable time during any holiday occupancy, for the purposes of inspection and maintenance.

12) Arrival and Departure

Check-in is between 16:00-22:00 on arrival and departure must be by 10:00 on the final day unless otherwise specified by The Owner in writing. If these timings are difficult, please advise during the booking process and The Owner will try to accommodate. If your arrival is delayed please inform The Owner or their representative so that suitable arrangements can be made for entry to The Ink House.

Check-in after 22:00 and checkout before 08:00 will be charged with an extra 100 euro fee.

13) Pets

Pets are not allowed at any time at The Ink House. Inky (The Ink House’s adopted cat) is not permitted into the building.

14) Your Responsibilities

You must keep The Ink House and all furniture, fittings effects, facilities and equipment in the same state of repair and condition as at the commencement of your stay. You must leave The Ink House in the same state of cleanliness and general order in which you found it. You are responsible for all damage or loss which occurs to the property or its contents during your occupation and will be responsible for paying appropriate compensation to The Owner in the event of breakages or damage. Damages must be reported within 24 hours in order for them to be fixed during your stay.

You must not allow any illegal activities or illegal substances on the premises. You must recognize local noise restrictions, for instance, no music outside after 11 pm and before 8 am. Clients may not bring their own, or externally hired, professional music equipment or amplification devices; these are strictly prohibited. Failure to comply will render the booking contract null and void and can lead to eviction from the villa, with no reimbursement of monies paid. Clients are responsible for any local fines for noise or illegal activities. It is worth noting the fine for noise is anywhere between 600 euros and 12000 euros. The normal fine is 6000 euros.

15) Complaints, Problems & Faults

Any problems and faults in The Ink House, even matters concerning light bulb failure, should be reported to The Owner or local representative within a reasonable period of time, for instance, 24 hours. The owner will not accept retrospective complaints that have not been reported or documented during your occupancy of the Finca.

In the unlikely event that you are disappointed with The Ink House, you must contact The Owner or local representative during your occupancy who will try to solve the problem. If you vacate the property before the end of your rental period without authorisation, you shall lose any rights to complain discussion. The owner will not accept responsibility for any retrospective complaints that have not been reported and documented during your occupancy.

16) Liability of The Owner

We shall not be responsible for the death of, or personal injury of, you or any person named on the booking form or other person at the property unless this results from the proven negligence of The Owner.

Any accidents which occur whilst you or a member of your group are drunk or under the influence of drugs are not the responsibility of The Owner. The Owner will not be responsible for any loss, breach or delay beyond our reasonable control, including though, but not limited to, act of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, by-laws, or measures of any kind on the part of the governmental or local authority, strikes, lockouts, or other industrial actions or disputes or adverse weather conditions.

The Owner cannot be held responsible for the breakdown of mechanical equipment, such as pumps, boilers, swimming pool filtration systems etc, nor for the failure of public utilities such as water, electricity, wifi and TV signals and gas, or for any water wells or cisterns feeding the Villa.

The Owner is not responsible for noise and disturbance originating beyond the boundaries of The Ink House, or anything which is beyond their control. The Owner is not responsible for any fines resulting from noise, parties or bad behaviour imposed by the police or local authorities.

17) Smoking

Smoking is not permitted inside The Ink House at any time. Ashtrays are provided at both the kitchen terrace and outside rock bath areas. Discarded cigarette butts anywhere else throughout the property or grounds will incur additional cleaning fees.

Cigarette butts are the number 1 cause of forest fires in Ibiza. Please take note of amber/red fire warnings across the island. The Owner takes no responsibility for a fire due to negligence of you or your guests.

18) Cleaning

The Ink House will be cleaned at the beginning of the rental period and you must leave it clean throughout and at the end of the rental period. Cleaning is not included in the rental price. A £350 cleaning charge is in addition to the rental cost, which covers the professional clean after your departure.

The property will be checked throughout prior to guest departure. If the property is left in an unacceptable condition and the cleaning team requires extra hours over and above the normal cleaning charge, The Owner will charge the lead client for any extra costs related to cleaning and repairing the villa.

19) Behaviour

The person signing the booking form is responsible for the correct and decent behaviour of his / her party. Should you and your party not behave in a decent and suitable manner, The Owner, key holder or local representative at his / her absolute discretion can ask you and your party to vacate the property without any return of monies paid.

20) Linen

Linen is included in The Ink House rental, but it is advisable to take your own pool/beach towels and cot linen. For extended bookings, linen is changed once per week. More frequent changes, along with damaged or stained linens, are chargeable.

21) Swimming Pool

Do not leave children unattended around the pool area. The owner takes no responsibility for negligence.

22) Social Events

It is the policy of The Owner to not to allow social events and other functions (e.g. weddings, receptions or blessing ceremonies, large outdoor barbecue events etc) on the property without prior agreement in writing.

Confetti cannons are strictly prohibited. Use of any type of confetti will incur additional cleaning charges.

23) Security and Valuables

The Ink House is a gated and fenced property. Automatic driveway gate fobs and villa keys will be handed over on arrival, by the local representative or cleaners. Loss or damage of keys and fobs are chargeable at £150 per key/fob.

Automatic driveway gates should be opened fully before driving through. The Owner accepts no responsibility for damage to the gates or mechanism, and any issues due to negligence are chargeable.

Any valuables left at the property are at your own risk. The Owner or local representative are not responsible for your loss. As with all rental property in prime locations, there is a risk of burglary. The Owner accepts no responsibility for any loss, damage or consequential losses due to theft or any security related incident however caused. There are no safety deposit boxes at The Ink House. You are fully responsible for the safekeeping of your valuables.

24) Insurance

It is a condition of booking that all members of your group are covered by a valid Comprehensive Travel Insurance policy. Please ensure you have arranged sufficient cover for any medical, injury or travel-related costs and for all your personal belongings.

25) Rubbish disposal

It is your responsibility to remove daily rubbish from the premises. Failure to do so will result in the rubbish being removed by the local representative – there will be a €50 charge per bag incurred for this service.

The rubbish disposal point is situated at the bottom of the hill on the way to the port of Sant Miguel. From The Ink House, depart from the gate and turn left onto the dirt track and keep straight until you are on the tarmac road. You will pass the Cas Pla Hotel on your left, and at the bottom of the mountain, you will find the rubbish and recycling point.

26) Contract

All contractual obligations arising out of these booking conditions are subject to British Law and the exclusive jurisdiction of the British Courts.

27) Privacy Policy

We do not store personal and financial information in the process of payment, nor do we share this information with 3rd parties.
